Page 2 <br />DEPARTMENTAL CONSIDERATIONS <br />COMMUNITY DEVELOPMENT <br />1. Parking & Drive Aisle Setbacks: Required: 30' front & 5' side Existing: 20' front (ServiceDrive) <br />15' front (27th Ave.) <br />25' side <br />As demonstrated, the existing front yard parking & drive aisle <br />setback requirements are not met. However, the parking area <br />along 27th Avenue NW contains a retaining wall that effectively <br />screens cars from the adjacent property to the west. It would be <br />difficult to increase this setback given the grade differential <br />associated with this area. Additionally, the setback along <br />Service Drive is also non-conforming at 20 feet, however, the <br />green area separating the parking spaces from the paved portion <br />of the street is 50 feet. Additionally, the applicant desires to <br />vacate Service Drive, as a result, this non-conformity would be <br />eliminated. Therefore, staff feels that it is not necessary to <br />expand the green area in either location. <br />2. Parking Spaces Required: 6 spaces + 1 per employee (110 employees) + 2 per service bay <br />(60 bays) + 1 per 500 s.f. over 1,000 s.f. (46,846 s.f.) = 318 <br />Total stalls required <br />3. Parking Spaces Proposed: 6 spaces + 110 employees max. shift (121 stalls existing) + 60 <br />service bays (133 stalls existing) + 46,846 s.f. (508 stalls <br />existing including inventory stalls) = 762 Total stalls <br />Currently, many of Minar Ford's employees utilize Service <br />Drive for parking, as it is located closer to the entrance to the <br />building than the designated employee parking stalls located on <br />the north side of the site. Parking on the street has been an issue <br />in the past in regard to parking on 27th Avenue and Service <br />Drive. Many complaints were received by the City in regard to <br />parking on 27th causing traffic problems. Minar Ford has <br />agreed to not utilize 27th Avenue for employee parking, <br />however, Service Drive is still used. The City has not received <br />many complaints in regard to parking on Service Drive. <br />As demonstrated on the site plan, there is an adequate number of <br />off-street parking stalls available for employees, therefore, <br />parking on service drive is not necessary. It does however, add <br />additional inventory parking. <br />4. Handicap Parking: Required: 6 Stalls Proposed: 6 Stalls <br />The applicant has agreed to provide 6 parking stalls for the <br />handicapped. <br />5. Stall Size: 9 x 18 (complies). <br />6.
