Page 5 <br />site. Parking on the street has been an issue in the past in regard <br />to parking on 27th Avenue and Service Drive. Many complaints <br />were received by the City in regard to parking on 27th causing <br />traffic problems. Minar Ford has agreed to not utilize 27th Avenue <br />for employee parking, however, Service Drive is still used. The <br />City has not received many complaints in regard to parking on <br />Service Drive. <br />As demonstrated on the site plan, there is <br />an adequate number of off-street parking stalls available for <br />employees, therefore, parking on service drive is not necessary. It <br />does however, add additional inventory parking. <br />4. Handicap Parking: Required: 6 Stalls Proposed: 6 Stalls <br /> The applicant has agreed to provide 6 parking stalls for the <br /> handicapped. <br />5. Stall Size: 9 x 18 (complies). <br />6. Drive Aisle Size (two way): Required: 24 feet Proposed: 24 feet <br />7. Drive Aisle Size (one way) Required: 14 feet Proposed: 17 feet <br />8. Total Drive Entrances: Five (5) - One (1) new entrance proposed off of Palmer Drive; One <br /> (1) existing entrance off of 27th Ave. NW; Three (3) existing <br /> entrances off of Service Drive. <br />9. Driveway Width: Maximum: 36 feet Proposed: 24 feet <br />10. Concrete Curbing: Existing <br />11. Parking Area Surface: Bituminous <br />12. Landscaping/Screening: Perimeter green space shall remain. No additional landscaping is <br /> proposed at this time. The applicant will be pursuing a vacation of <br /> Service Drive, and a revised site plan. At that time a formal <br /> landscape plan will be submitted. <br />13. Impact on Land Uses: Minimal <br />14. Existing Lot Sizes: Minar Ford = 7.81 acres / McDonald's = 1.10 acres <br />15.
