However, the parking area <br />along 27th Avenue NW contains a retaining wall that effectively <br />screens cars from the adjacent property to the west. It would be <br />difficult to increase this setback given the grade differential <br />associated with this area. Additionally, the setback along Service <br />Drive is also non-conforming at 20 feet, however, the green area <br />separating the parking spaces from the paved portion of the street <br />is 50 feet. Additionally, the applicant desires to vacate Service <br />Drive, as a result, this non-conformity would be eliminated. <br />Therefore, staff feels that it is not necessary to expand the green <br />area in either location. 41Vr ' <br />2.
