Other Considerations: <br />STAFF COMMENTS <br />On Silver Lake Road <br />Adequate. Fire Department currently uses Innsbruck Drive to <br />27th to access Minar Ford & the uses to the west. The new <br />access may provide a quicker entrance to Minar Ford. <br />Off of Silver Lake Road, Innsbruck Drive, Service Drive and <br />27th Ave. NW. <br />None <br />Adequate - No change in circulation patterns to and from the <br />site. Accident counts are minimal at the intersection of Silver <br />Lake Road and Innsbruck Drive. <br />Service Drive is utilized for employee parking. <br />Adequate <br />None <br />Traffic <br />Glen Van Wormer of SEH has been asked to study the impacts that the proposed new access to Minar <br />Ford will have in the immediate area. The results of that study should be available at the Planning <br />Commission meeting on Tuesday night. <br />No additional traffic will be generated on the adjacent streets, however, there will be increase in the <br />number of cars turning left into the new entrance. Correspondingly, there will be a reduction in the <br />number of cars turning left on to 27th Avenue, and less traffic on 27th Avenue. <br />Ultimately, Minar Ford would like to pursue a vacation of a portion of Service Drive to increase the size <br />of their site, and eliminate the traffic problems associated with 27th Avenue and Service Drive. <br />Special Use Permit <br />As specified in Section 8-130 of the New Brighton Zoning Ordinance, no special use shall be <br />recommended by the Planning Commission unless such shall find: <br />a. That the establishment, maintenance, or operations of the special use will not be detrimental to or <br />endanger the public health, safety, morals, comfort of the general public. <br />b.
