<br />I <br /> <br />I <br /> <br />1 <br /> <br />Council Meeting Minutes <br />May 23, 1989 <br /> <br />Page 3 <br /> <br />Public Hearing - None <br /> <br />Council Business <br /> <br />Anne Norris, Community Development Specialist, presented for <br />consideration, a development agreement with Opus Corporation. <br /> <br />The development agreement provides for Opus Corporation to build a <br />60,000-72,000 square foot facility on the northern site of Tax <br />Increment Financing District #6. <br /> <br />The terms of the agreement require Opus Corporation to pay <br />$542,308.25 ($2.75 per square foot) for purchase of the property <br />from the City and payment of Coldwell Banker's real estate brokerage <br />fee. A $10,000 deposit is required at the time of the execution of <br />the development agreement and will be applied against the purchase <br />price of the property. In the event of default, the development <br />agreement also provides for title of the site to return back to the <br />City and be sold to another developer. <br /> <br />Glen Olsen, Opus Corporation, said Opus is pleased with the <br />agreement is eager to begin construction. Construction could begin <br />as early as June with proposed occupancy in January, 1990. Coldwell <br />Banker will be handling the project. <br /> <br />Williams noted action was taken at the May 9, 1989, Council meeting <br />to clear up any title problems. <br /> <br />Motion by Williams, seconded by Larson, to WAIVE THE READING AND <br />ADOPT THE RESOLUTION APPROVING AND AUTHORIZING THE EXECUTION OF A <br />CONTRACT FOR PRIVATE DEVELOPMENT WITH OPUS CORPORATION. <br /> <br />5 Ayes - 0 Nayes, Motion Carried <br /> <br />Erny Mattila, City Planner, presented a request for a 20 foot height <br />variance to construct an addition onto the existing crane bay area <br />of the Johnson Filtration building. <br /> <br />The app 1 i cant wi shes to increase the hei ght of a porti on of the <br />existing crane bay area from 40 feet to 60 feet. The addition is <br />necessary to accommodate the manufacture of a 40 foot long filter <br />used in the oil refining industry.
