The <br />addition would be shielded by existing mature oak trees along Rush <br />Lake and would blend in well with the industrial nature of the <br />adjacent properties. <br /> <br />Johnson Filtration owns other plants around the country, but the <br />only plant with the potential for accommodating the 40 foot long <br />filter is the New Brighton plant. <br /> <br />The strict enforcement of Section 6-060 (F), would create an undue <br />hardship for the appl icant by being unable to manufacture this <br />specific product in the United States. Not only would this <br />adversely impact the applicant, but may result in providing an <br />economic advantage to overseas filter manufacturers. Based on these <br />unique and undue hardship circumstances, staff is recommending <br />approval of the height variance. <br /> <br />The Planning Commission held a public hearing on May 16, 1989, and <br />presented the proposed plans to the area's business residents. The <br />Planning Commission recommends approval of the height variance. <br /> <br />Staff received a letter from Thermo King, located directly west of <br />Johnson Filtration, expressing their endorsement of the project. <br />Also, the Ramsey County Park Department has been contacted and feel <br />the impact of this structure would be minimal to the wildlife area. <br /> <br />Motion by Gunderman, seconded by Williams to WAIVE THE READING AND <br />ADOPT THE RESOLUTION APPROVING VN-275. <br /> <br />5 Ayes - 0 Nayes, Motion Carried <br /> <br />Brandt stated that Johnson Filtration has recently been awarded the <br />Class A - MRP-2 Status, which is the highest standard of <br />manufacturing excellence in their industry.
