DATE: March T6, 1971 <br />CASE NUMBER: PL - 68 <br />APPLICANT: John Hillyard <br />LOCATION: Part of the North 6 Acres of the SW 1/4 of the SE 1/4 of Section 18 <br />T 30, R 23 Lying South of the North 330.74 feet thereof <br />REQUEST: Approve Preliminary Plat <br />PLANNING CONSIDERATIONS: <br />The property in question was reviewed by the Planning Commission as Variance at the <br />December 15, 1970 meeting. At that time a variance as to minimum lot width` was <br />requested along with property subdivision without plotting, The Variance request was <br />withdrawn at the option of the petitioner without planning Commission action (see <br />Planning Commission Minutes, December 15, 1970). <br />The petitioner has subsequently submitted a plat for division of the property into two <br />parcels of approximately equal size containing 19,900 square feet having a depth of <br />292 feet and a width of 66,5 feet. The p)at has been reviewed as a preliminary <br />plat and found to meet all requirements of the ordinance for approval as a preliminary <br />plat except: <br />1. Under Section 475:06 Subdivision 2, paragraph 6, Boundary Lines, it appears <br />that the North line of the adjacent parcel to the North, which is within 100 <br />feefi of this property according to the County Section Map should appear on <br />this Plat. <br />2. .Under Section 475:06, Subdivision 2, paragraph 7, Topographic Data,. the <br />Village Engineer has verbally approved waiver of the requirement due to the <br />small size of the property in question. <br />3. Under Section 475:12 LOT STANDARDS Subdivision 1, paragraph Awith <br />regard to-lot width at the established building setback line. The plat is below <br />the minimum width however, is the sole- Subdivision, Paragraph C with regard <br />to lot size, the lots as platted are nearly double the minimum requirement, <br />According to the information provided on the proposed plat, extensions from <br />both sewer and water mains have been run to the existing property line, <br />indicating that development of this parcel has been considered at an earlier <br />date , <br />
