IA
PUBLIC HEARING
SPECIAL USE PERMIT SP-52
January 2?, 197'x. - 8:05 PM
APPLICANT: Brost
LOCATION- East of Old Hwy 8, north of Sambo's
REQUEST: Approval of special use to allow motel in industrial
district
LEGAL REQUIREMENTS: Section 11-230 Special Permit to allow motel in
an industrial district
APPARENT ONINERS WITHIN 200 FEET: 5
PLANNING CONSIDERATIONS: October 16, 1973
The present proposal is very similar to one which was the subject of an
informal discussion at the 9/19/73 meeting.
The main changes since that time are that the buildings have been re-
arranged, more property has been added on the south of the site, and
the required parking setbacks have been provided in the front and rear
yards.
The essential question is, of course, whether the proposal meets the
criteria for a variance as specified in the ordinance. We are concerned
that cars coming from the rear of the building will not have any warning
that there will probably be cars parked in the area of the office.
No landscape plan has been submitted although the plot plan does show
what appear to be plantings. The petitioner should be advised that he
must submit a landscape plan. We would suggest that plantings along
Old Highway 8 be grouped somewhat rather than strung out in a straight
line in order to provide a more attractive planting arrangement. We
would also suggest that they be placed closer to the road for better
visibility.
Although the property is now zoned I-1 and is proposed for industrial
use in the Land Use Plan, the developments to the south and west make a
commercial use appropriate for this area. The petitioner has indicated
that if the Planning Commission does not recommend approval of the
