. ,Master Plan

_':l_

. condition of Master Plan approval being that prior to future building
permits being issued (except for the Career Development Center)
that a fire emergency plan be submitted showing fire hydrant,
water main and fire lane locations. Further, that such plan be reviewed
by the Fire Department and City Engheer, and approved by the City
Council as part of landscape ana plot plan approval for the proposed
construction

The City Council intent in regard to the Master Plan was that
it serve as a type of PRD plan for the Seminary Part of the typical
PRD is rpcreation facilities and SP-58 requires these to be 'shm.Jn No
rpcreational facilities are shown, although the t,~o existing tennis
courts are mentioned in the text. The question of whethpr the
Seminary should provide recreational facilities for its students
and if so, what type of facilities should they be, should bp considered.
The Seminary has indicated to the Planning Commission that since
they are essentially a commuter compus they have no plans for
additional recreational facilities.

In reviewing the Master Plan as a type of PRD plan, we would
just note that while a PRD typically covers a period of 1-5 years, the
Master Plan is based on a time table approaching 20 years. It is
understandable that conditions may change during this period and
because of this it is understandable that certain apsects of the
plan may be somewhat vague.

Planninq Commission Consideration (May 18, 1976):

See Planning Commission Consideration (May 18, 1976) for LP-~l.
