<br />Master, Plan <br />.< . <br /> <br />-2- <br /> <br />In r~gard to other aspects of SP-58 conformance, is as follows: <br /> <br />1. Land uses are located in general conformance with SP-58 <br />Residential and/or recreation uses are shown for ~reas Land <br />M although these are within the area designated for <br />educational buildings. Paragraph 2.B of SP-58 indicates, <br />however, that the lines dividing land uses be flexible <br />and the proposed locations are immediately adjacent to <br />the student housing area designated in the sppcial use <br />Permit. <br /> <br />2. All building and road setbacks are met. <br /> <br />1. The conformance with the floor area ratio requirement of <br />.25 cannot be detprmined from the information providpd <br />because of the substantial areas where specific rloor <br />area figures are not available We have calculated that <br />if those areas W~r~ built so as to cover the entire area <br />of each site with a two story building, the floor area <br />ratio would be .37. While it is not at all likely that <br />these areas would be built to that intensity, there is <br />nothing in the proposed Master Plan that inaicates what <br />the actual extent of development in those areas will be, <br /> <br />P1anninq Considerations: <br /> <br />The major land use planning questions were settled at the time <br />SP-58 was approved. The proposed Master Plan is well conceived and <br />is consistent with the special use permit <br /> <br />The proposed utility system is adequate subject to certain <br />concerns of the city Engineer. (see attached letter) <br /> <br />The Fire Department representative has reviewed the Master Plan <br />and has indicated that the Fire Department has concerns for fire <br />hydrant location and fire lane locations Of particular concern was <br />the hydrant location and accessibility to areas C, K, and the existing <br />Seminary buildings, area ~< The existing buildings are currently <br />serviced by hydrants on the Fridly side of Stinson Blvd. There is <br />also a hydrant at the intersection of Drift\vood and 5th St. ~J. The <br />Seminary has indicated that they woule be willing to work with the <br />Fire Department and the city Engineer in designing a system to <br />combat fire emergencies. The Fire Department representative has <br />also indicated that the hydrant near Driftwood and 5th St. would <br />be sufficient in the case of a fire emergency at the proposed Career <br />Deve10pmBnt Center.
