<br />PUBLIC HEARING <br />Master Plan <br />June 8, 1976 <br /> <br />_Request: Planning Commission recommendation for approval of Master <br />Plan <br /> <br />Applicant: United Theological Seminary <br /> <br />Location: 3000 5th st. NVJ <br /> <br />Summary: <br /> <br />In December 1971 the City Council approve~ SP-58, an amendment to <br />the special use permit for United Theological Seminary, to allow <br />sale of the north part of their property for private residential <br />development. A number of other changes were mace, the most important <br />of which as addition of a requirement that the Seminary have an <br />approved Master Plan prior to issuance Of buil~ing permits for any <br />ne'll-J educational or student hous ing buildings., The proposee1 Master <br />Plan is presented in fulfillment of that requirement. <br /> <br />Conformance to Special Use Permit Requirements: <br /> <br />Tha applicant has submittee1 four drawings and an accompanying text <br />as a proposed Master Plan. The information requirements for the Master <br />Plan are contained in paragraph ~F2 of SP-58 (attacheo). These <br />information requirements are met with the following exceptions: <br /> <br />1. Height of academic relaten facilities in area D - it is <br />unclear if the 2 story height limit applies only to the <br />Career Development Center or to all facilities in this area, <br />a two story maximum height woule be consistent with other <br />building heights on the property. The bulk of buildings <br />in this area is 21so not specifically aesignateo, though <br />the height limit, in connjnction with the size of the area <br />would establish such a limit. The Seminary has indicated <br />to the Planning Commission that the 2 story height limit <br />applies to all buildings in this area. <br /> <br />2. Specific use height and bulk of structures in area L is <br />not shown - The Seminary has indicateo that its plans for this <br />area are so vague at this time that no proposal can be <br />made. A maximum two-story height limit should be consieereo. <br />This, end the site area size ~'lOu1d ste some limitation on bulk. <br />If there is further concern about the indefinite use of the <br />area, specific use could be 0Esignateo and the Seminary could <br />request a change at a later date if that is necessary. <br /> <br />3. Specific use anc layout of Area M - Again, two possible uses <br />are shown in Area M though some reference to maximum building <br />height is made. <br />
