The
property to the south and east is also I-I. Across 5th Ave. to
,the west the property is I-2, Heavy Industrial. To the north the
area. is zonedR-l and R-2.

The applicant is requesting a special use permit to use the
property in question for the conduct of his business because his
basiness is not am~ng the listed uses of property for an I-I
district. Uses which are not specifically listed can only be
permitted by means of a special use permit.

The proposed use is similar to others in a light industrial
district which involves the presence and traffic of mag,:~~~ge
trucks and trailers. It is necessary to provide adequate
buffering, pr~arily visual, between this use and the residential
area to the north in order to prevent any detr~ental affect on
this older, but still sound neighborhood.

(

The second aspect of the site that makes the character of its
development ~portant is its location on one of the major entrance
routes ~nto tile "downtown" area.
