Councilman Hardt also mentioned that the <br />Board of Review may \vant to comment as to their reasons for \'1aiving <br />certain requirements such as the required exterior wall treatment. <br /> <br />Anderson noteo that the rendering plant buildings ~7ere set- <br />back approximately 350 feet from 1,1,th St. and that there was an <br />elevation difference of 25 feet from the front of the property to <br />. " <br />the rear. <br /> <br />Motion by ~\Tickland, seconded by Anaerson, to recommend approval <br />of SP-72 for thE' following reasons: <br />"'-- <br /> <br /> <br />1. The use appears compatible with other I-2 uses; <br />2. ~he effective use of the property is not changing. <br /> <br />It is further recommended that the approval be conr.itioned <br />on conformance to applicable pollution control regulations of the <br />Pollution Control Agency, Metropolitan Waste Control Commiss ion. <br />New Brighton City and Zoning Cooe requirements in relation to per- <br />formance standards and conditioned on conformance to the stipulations <br />of the existing offensive trades license. <br /> <br />A ayes, 0 nayes - carriec <br /> <br />Motion by Anderson, seconded by Wickland, to recommend approval <br />of NC-II and LP-31. for the following reasons: <br /> <br /> <br />1. The acquisition of properties from Gordon Rendering <br />will eliminate the non-conformity of inadequate side yard set- <br />back; <br />2. The property is uniquely situated between Gordon Rendering, <br />1-354, l~th St. and the railroad tracks; <br />1. The principal structures are situated approximately 350 <br />feet from l~th St NE; <br />10 l~th St. deadends,near the northeast corner of the site and <br />does'not serve parties to the east: <br />5. The topography of the site is such that screening is <br />effectively provi,ded from 111,th St. <br />
