<br />DATE: November 21, 1972 <br />CASE NUMBER: VN - 95 <br />APPLICANT: E - Z Mini Storage <br />LOCATION: South of 5th st. N.W., West of 1-35 W <br />REQUEST: Variance to allow for temporary use of the proposed <br />required parking area as a "green area". <br />PLANNING CONSIDERATIONS: <br />The property in question has been the subject of a landscape <br />plan review within the past few months. The property is to <br />be developed as a small unit warehousing complex. The <br />petitioner contends that the requirements of the New Brighton <br />Zoning Code are excessive in terms of required parking area <br />for this particular type of facility. The petitioner's <br />evaluation is based on other similar installations in other <br />communities. <br /> <br />It is the developer's desire to plant and/or otherwise maintain <br />the area indicated on the plan for parking area, in a "green <br />space" condition subject to later revocation of the variance by <br />the Village of New Brighton, should the need arise for parking <br />space. <br /> <br />While the request appears to be reasonable, and is in all <br />probability in the best long term interests of both the project <br />and the community, it is questionable as to whether the present <br />Village Ordinance has the capacity to grant a variance under <br />these conditions. Considering the amount of hard-surfaced <br />area in the proposed complex in the form of driveways and <br />structural cover, it appears that any additional green space <br />would provide better aesthetic conditions. <br />
