APPROVAL OF THE GRADING PLAN BY THE CITY ENGINEER. <br /> <br />5 Ayes - 0 Nayes. Mr. Johnson went on to rep- <br />ort that Phase I would consist of the single family homes on the <br />north end of the development, with the intent of the entire proj- <br />ect being completed in approximately two and one/half years. <br /> <br />In response to a question by Mayor Benke, Mr. Johnson reported it <br />was proposed to construct an interim gravel road connection to pr- <br />ovide emergency access for those homes on the cul de sac; and at <br />such time as the project enters into Phase 3 or Phase 4, the road <br />will be constructed to standards. Also, 70% to 80% of the good <br />trees would be saved. He further noted the east-west extension of <br />the road had not been discussed with the other property owners. <br /> <br />In response to a question by Councilmember Williams, Mr. Johnson <br />noted there would be a combination of trees and shrubs planted to <br />offer noise control to the apartment units. <br /> <br />In answer to a question from Mayor Benke, Mr. Johnson noted the <br />targeted market of the occupants of the apartment units was that <br />of 2 adult households; and with each unit proposed to be between <br />1,000 - 1,200 square feet, they will rent from upwards of $550 for <br />a 2-bedroom unit. <br /> <br />Councilmember Williams asked if the drainage of <br />impact on other properties had been resolved to <br />of the City Engineer.
