<br />Request: SP-7l, Council approval of special use permit to allow <br />a business to sell, lease, and service semi -trailer <br />units. <br /> <br />e <br /> <br />Applicant: Dahlke Trailer Sales, Inc. <br /> <br />Location: 1155 Old Highway 8 (Immediately north of I-691 and <br />east of Old Highway 8) <br /> <br />Zoning: I-I <br /> <br />Summary: <br /> <br />The applicant is requesting a special use permit to locate <br />their semi-trailer business at 1155 Old Highway 8. While no <br />plans as such have been submitted, the applicants have indicated <br />that the property would be used for selling, leasing and servicing <br />semi-trailers. We would just note that the property is within <br />the HR~ study area. It would appear that the proposed use is <br />compatible with other I-I uses. We would suggest that additional <br />landscaping be installed to soften the impact of the trailer yard <br />and would further suggest that parking for trailers, employees and <br />customers be defined. <br /> <br />Discussion: <br /> <br />e The applicant is requesting a special use permit to operate <br />a business at 1155 Old Highway 8, which would include the sale, <br />leasing and servicing of semi-trailer units. The site in question <br />is approximately 6.4 acres in area, with frontage on Old Highway 8, <br />I-694, and I-35W, and until recently was occupied by Midland <br />Carriers, Inc. The property in question is zoned I-I, Light Iadustrial. <br />The property to the north and west is also I-I. Across I-694 <br />to the south the property is B-3 and B-1. To the east is presently <br />unzoned lano 'I..vhich incluCles the I-J5W right-of-way. There are <br />two existing buildings on the property, one of which would appear <br />to be primarily for office related US€s, ~hile the other building <br />would appear to be for service type uses. Access to the property <br />is from one existing driveway off of Old highway 8. <br /> <br />Dahlke Trailer Sales, Inc,. is currently located in Roseville <br />and has six imployees on location, as well as additional accounting <br />employees. The applicant has indicated that a plot plan can not <br />be submitted because their plans are still somewhat vague. <br />Generally, the applicant has indicated that their yard would contain <br />Van type and flat bed type trailers arranged in straight lines <br />for sale inspection and leasing availability. <br /> <br />e <br />
