<br />e <br /> <br />e <br /> <br />e <br /> <br />SP-7l <br /> <br />-?- <br /> <br />Code Requirements: <br /> <br />The sale and storage of semi-trailers is not listed as a <br />permitted use in I-I Districts, as detailed in Section 9-020. <br />However, according to Section 11-230. Uses bv Special Permit, <br />the city Council may permit any use in industrial districts <br />(except residential use). Special uses may be permitted those <br />districts by the City Council where such uses are deemed essential <br />or desirable to the public convenience, welfare, and are in harmony <br />with the various elements or objectives of the master plan. <br /> <br />The proposed use is similar to others in a. light industrial <br />district which involves the presence and traffic of many large <br />trucks and trailers. In this regard, similar uses permitted in <br />the I-I district are truck yard, truck terminal, warehouse, packing <br />and crating establishments. The traffic generated by the use may <br />not be a problem because this site is located on a major road <br />wichh is already an established truck route. The use, therefore, <br />seems to be one which is generally compatible with I-I zoning. <br />We would further note that the use is similar to previous uses <br />of the site. <br /> <br />In regard to master plan objectives, we would note that the <br />1971 Land Use Plan shows the property in question as light industrial <br />which is what the property is presently zoned. The property is <br />however within the New Brighton Housing & Redevelopment Authority's <br />study area and according to preliminary plans is envisioned as <br />being used for support commercial activities. We would note that <br />fue character of this proposed use is important as it is located <br />on one of the major entrance routes into the "downtown" area. <br />Our efforts to improve this area could be greatly hampered by an <br />unattractive or otherwise detrimental use at a major entrance. <br />In addition, most of the recent Board of Planning discussions regard- <br />ing the update of the Land Use Plan have included the property <br />in question in the support commercial category, in concurance with <br />the HRA preliminary plans. We must just add that neither the updated <br />Land Use Plan nor the HRA plans are yet definite. <br /> <br />The applicants have 'submitted all of the application materials <br />required. <br /> <br />Comments: <br /> <br />While the use in general may be compatible with the area and <br />the zoning district 'tt-le would just add that because of the absence of <br />
