Unlike preliminary plat, PRD.and building permit applications, <br />special use permit application requirements do not require submission <br />of plans showing site utilization. <br /> <br />As mentioned above, one of our concerns is that the use <br />may be detrimental if the property becomes unsightly. In this <br />regard it is our suggestion, jf the request is approved, that <br />additional landscaping be provi~ed to help screen the semi-trailers <br />which would be praked on the site. Obviously. it would be practically <br />impossible to completely screen the trailer yard. Some additional <br />landscaping a-long Old Highway 8 and perhaps I-694 would at least <br />soften the impact. <br /> <br />A second concern of ours is the configuration of the parking <br />for the trailers, employees and customers of the business. It <br />is difficult without the aid of a plot or site plan to determine <br />whether all code requirements will be met in this case. We would <br />note that with the large area of the site parking should present <br />no major problem. We would suggest that the Planning Commission <br />may want to ask the applicant to ~rovide a site plan detailing <br />parking spaces and driving lanes. <br /> <br />It is noted that there is at least one existing Type IV non- <br />conformity, that being lack of concrete curbing in the criveway <br />abutting Old Highway 8. However, the building has not been vacant <br />for over six months and it has been the Administrations interpretation <br />that the non-conforming rights of the property still apply. <br /> <br />If the Planning Commission feels the information available is <br />adequate and if the special use permit is recommended for approval <br />we would suggest that possible conditions may be providing some <br />additional landscaping and detailing parking for trailers, employees <br />and customers. <br /> <br />If the Planning Commission feels thay would like additional <br />information they may consider requesting the applicant to provide <br />a plot to site plan for the next meeting, incorporating the above <br />suggestions. <br />
