In cases such as this, the zoning <br />Code states that the signing before the building should be <br />approved as part of an overall sign plan. There are a number <br />of existing signs that would normally be considered non-conforming <br />and the reason for the special use permit is to permit the <br />erection of additional signs on the property. The signs that <br />normally would be considered to be non-conforming include <br />the Tom Thumb logo that extends above the peak of the roof, the <br />pylon sign identifies a separate business activity rather than <br />the center as a whole, and Big B's pizza also has two wall signs <br />whereas only one would normally be permitted and finally, all of <br />the various wall signs are not within one selected signable <br />area as some are on the building wall itself while other signs <br />are on the stucco facia. The attached sign plan submitted by, <br />the applicant indicates that tenants within the center would be <br />permitted wall signs for identity purposes only and shall <br />include the name of the tenant only. Further, that individual <br />tenants would be restricted to not more than 40% of their <br />allocated signable area based on the lineal footage of the store <br />front they are occupying. Further, the sign plan states that <br />the selected signable area shall be stucco facia bordering the <br />top of the building. <br /> <br />While not specifically included within the' sign plan submitted, <br />the applicant has verbally indicated that initially the Tam <br />Thumb logo would be lowered so as to not be above the peak of <br />
