Avenue <br /> <br />Zoninq: <br /> <br />B-1 and R-1 <br /> <br />Ordinance-Regulations: The Zoning Code states that in an <br />R-l District a service structure such as a <br />telephone building is a use allowed by a <br />special use permit. <br /> <br />Section 3-60 of the Zoning Code states that <br />on property where Type IV non-conformities <br />are present and are proposed to continue <br />expansion of an existing structure can only <br />be allowed upon permission of the City Council. <br />Further, that Council permission can only be <br />granted when the non-conformities are reduced <br />to the greatest practical extent. <br /> <br />Northwestern Bell has purchased additional property to the <br />south of this existing building and are now seeking to expand <br />the structure. As can be seen, there are three (3) separate <br />actions required. This report deals with all 3 applications. <br /> <br />SPECIAL USE PERMIT, SP-82 <br /> <br />A Special Use Permit is. required as the additional property the <br />telephone company has purchased is zoned R-l, Single Family. <br />The proposed addition would extend just slightly into the R-l <br />zoned property. <br /> <br />Issued by City Manager <br />
