PURPOSE Consideration of request for sign plan approval. BACKGROUND APPLICANT: Karen Larson/All Season Comfort, Incorporated LOC1\ TION : 55 Mound Avenue ZONING CODE: 1-1, Light Industrial The applicant is Cu.rrently in the process of completing construction of their new building. The applicants have indicated that the building will likely be divided into four separate areas with three of the sections being leased. The building will have both shared and individual entrances and as such signing' for the building is governed by Section 14-200 (C-3) regarding buildings having multiple occupancy. This section states that ~uildings with both individual and shared entrances should be signed in the m?lnner set forth in Section 14-180 Areas of Special Control. Section 14-180 essentially states that signiJ:?g should be handled as part of an overall sign plan for the property. General guidelines for the property in light industrial districts are that wall signs shou~d occupy no more. thafl 20 percent of the selected signable'area and that a ground sign should not exceed 20 feet in height nor 64 square feet in area. The applicants are proposing that along 35W, which is their most visable exposure, that there would be four (4) wall signs each being 42 square feet in area as shown on the attached drawing. As noted in the applicants letter this tptal signable area would be 8 square feet greater than permitted following the basic guideline of signing no more than 20 percent of a signable area in an industrial district.
