-I

ew

Iri9htCln

362
Report #79-
April 2, 1979

REPORT TO THE CITY COUNCIL

APPLICATION FOR SPECIAL USE PERMIT
SP-85 BELAIR BUILDERS, INC.

PU RPOSE

To review an application for special use permit for signing
of the Belair Building.

BACKGROUND,

APPLICANT: . Belai'r Builders, Inc.

LO~TION: 441-5 8th Avenue N.W.

ZONING: 1-2, Heavy Industrial

ORDINANCE REQUIREMENT: Section 14-200 c(3) states that
bl;1ildings having multiple occupancies with
both individual and shared entrances shall
be regulated as in Section 14-180, Areas of
Special Control. Section 14-180 essentially
states that signing should be developed as
part of an overall sign plan approved by a
special use permit.

The basic guidelines expressed in the sign ordinance are that
buildings such as this should be identified with a single
ground sign identifying the building only and that individual
tenants are permitted individual wall signs with name only.

The applicant is requesting that the ground sign contain
building name and the names of the individual tenants rather
than just identifying the building. In compromise the
applicant is proposing that there be no wall signs on the
building. In this proposal the applicant has noted that wall
signs would detract from the character of the building and
result in a cluttered appearance.

In general, the proposal appears to be of a good design.
The single ground sign would permit sound identification and
would preserve the appearance of the building. The ground
sign according to the plans submitted will meet the required
setback, height and area regulations.

Issued by City Manager
