OF LOTS : <br /> <br />69 <br /> <br />DENSITY: <br /> <br />2.61 Units/Acre <br /> <br />The preliminary plat proposes a low density single family <br />development which is consistent with the proposed comprehensive <br />development plan. Information shown on the plat is complete <br />and all zoning code requirements are met. <br /> <br />Deviations from the subdivision regulations include: <br /> <br />1. An outlot is platted which is prohibited. The <br />recommended solution is to simply plat this property <br />as just another lot or to incorporate the property <br />into Lots 29-31, Block 3. <br />2. Lot 20, Block 2 and Lot 21, Block 3 are platted as <br />butt lots which are to be discouraged. <br /> <br />primary concerns for the plat center on road location and <br />stormwater drainage. <br /> <br />In past discussions regarding this property staff has suggested <br />that 27th Avenue N.W. be extended to the south to meet <br />Innsbruck Drive and to align with the future road reserved and <br />Issued by City Manage.r <br />
