The applicant is proposing to construct a model <br />unit on the site proposed for the condominium building under <br />PRD #27. The applicant's reason for requesting the construction <br />of the model is to secure sales for the condominium prior to <br />construction. <br /> <br />Under Section 7-030 a. of the Zoning Code which makesreference:to <br />Section 7-020 i. model homes are permitted accessory uses in an <br />R - 2 d i s t r i ct. Howe ve r tit see m s that t hi s pro p 0 S a 1 i s not w hat <br />is usually considered a model home for the following reasons: <br /> <br />1. The unit will not be sold and inhabited'in this <br />particular location; and <br />2. It will be situated on a temporary foundation. <br /> <br />In light of these deviations it is the opinion of the tity Attorney <br />that the applicarit must obtain a special use permit for the <br />construction of this unit. <br /> <br />In examination of theappli~ant's site plan, it should be noted <br />that the mode 1 uni t wi 11 make use of the proposed dri veway and <br />parking area for the 'proposed condominium under PRD #27. In <br />additiont the applicant is proposing to install plantings to the <br />north of the model to screen the model from the construction site <br />for the condominium. The proposed landscaping seems inadequate <br />becaus~ the applicant is not proposing any lanscapin9 along Ri~e <br />Creek Road. The landscaping proposed for this area on the plan <br />for the condominium site lhould be installed to screen the <br />parking area from Rice Creek Road and to enhance the appearance <br />of the model. <br />
