<br />I <br /> <br />I <br /> <br />I <br /> <br />Council Meeting Minutes <br />April 26, 1988 <br /> <br />Johnson, in response to Benke's concern, stated the proposed pro- <br />ject will continue as far south as possible to duplicate what is <br />being developed on 12th Street ($250,000+ homes); and added that <br />people are buying homes near freeways if there is a good road, a <br />good design, and good access. <br /> <br />In response to'Williams's question about the artificially created <br />holes on the site, Johnson stated 20% of the topography is arti- <br />ficially created and another 20% has been abused (erosion, all <br />terrain vehicles, etc.) and the proposal is to correct that prob- <br />lem (correction results in reshaping the site, preserving the good <br />trees, taking the trees that are in a marginal state, and regrad- <br />ing the site); holes would be partially filled and the hills <br />brought down to match; houses along the park would be walk-out <br />type homes; drainage would be taken out the northeast to the <br />city's storm sewer system. <br /> <br />Williams indicated if the trees were not in such bad shape, it <br />would be hard for him to approve this subdivision. <br /> <br />Benke stated there is merit in Harstad's interest to retain as <br />many trees as possible; Johnson stated Harstad's intent is to <br />preserve the natural existing amenities (the trees have value) and <br />added that grading costs will be a concern. <br /> <br />(Noactio~ required, no action taken) <br /> <br />Locke stated Midwest Bolt is interested in developing the southern <br />portion of the Robinson Coach site, reviewed the history of the <br />site, and indicated Robinson is interested in selling part of his <br />property which is two separate parcels (the south parcel is about <br />one acre, the northern parcel is about one-half acre). <br /> <br />Bob Murray, Butler and Associates (representing Scott Kelly of <br />Midwest Bolt), indicated Midwest Bolt would remove all of the <br />buildings on the Robinson site and build a 10,000 square foot <br />high-quality block or Fabcon type of building. Murray explained <br />that Midwest Bolt is a distributor via a catalog type of business, <br />delivers products (nuts, bolts, etc.) to UPS, and would expect one <br />to three semi-truck trips per week; showed renderings which <br />included a canopy, decorative strips, and landscaping. <br /> <br />Locke noted the exposure to 35W and Old Highway 8 would require <br />good landscaping; the northern one-half acre has potential for a <br />5-7,500 square foot building; and indicated Midwest Bolt would <br />more than cover the cost of the city's acquisition. <br /> <br />Motion by Benke, seconded by Larson, to AUTHORIZE STAFF TO PREPARE <br />A DEVELOPMENT AGREEMENT WITH MIDWEST BOLT, INC. <br /> <br />5 Ayes - 0 Nayes, Motion Carried <br /> <br />Page 17 <br /> <br />D'2ve lopment <br />Proposal <br />MidvJest 80 It <br />Report 88..131 <br />
