<br />S.p - 9 P <br />Page #3 <br /> <br />e <br /> <br />It <br /> <br />PARKING REQUIREMENTS <br /> <br />Staff presently calculates that the PDQ store has 2050 square <br />feet of retail sales area and the cleaners has 120 square <br />feet of retail sales area. Under the present zoning code, <br />parking requirements are calculated using the formula of one <br />space for every 85 square feet of retail sales area. The <br />proposed zoning code changes that formula to one space for <br />every 1 00 s qua r e feet of r eta il s al e s area. <br /> <br />Therefore, the number of parking spaces required for this site <br />under the existing code is 25 spaces and the number required <br />under the proposed code fs 22 spaces. The site plan presented <br />by the a~pliant provides for 28 parking spac~s. It should be <br />noted that the 15 spaces adjacent to the property line along <br />County Road "0" don't meet the front yard setback requirements <br />and are 'therefore Type IV non-conformities. <br /> <br />Attached for illustration purposes only, is a sketch prepared <br />by'staff to indicate that the site will maintain 25 parking <br />spaces after the County Acquisition of 7 feet of additional <br />right-of-way. The proposed 7 spaces along County Road "D" <br />would also be non-conforming but decreases the number of non- <br />conforming parking spaces from 15 to,7. It should also be noted <br />that the applicant stated that at the peak time (5:00 p.m. - <br />6:00 p.m.) that there were no more thQn 13 cars at a given <br />tfme. <br /> <br />CONCERN OVER DISTANCE BETWEEN BUILDING AND PUMPS <br /> <br />The lanes between the pumps and the building are approximately <br />15 feet wide. This width is less than the requiredwidthof an <br />one-way driving lane of 18 feet. However, there are "drive- <br />thru,1lanes, and lanes adjacent to gasol ine pumps that have <br />been designed at a width between 10 feet and 15 feet to reduce <br />traffic speed and reduce the use of the lane for through or <br />two-way traffic. <br /> <br />The 20 foot landscape strip to the ~est of the proposed pumps <br />is requi red by code as, a buffer stri p between a B-2 property <br />and an'R-3A property. Since the buffer strip is required <br />the applicant is restricted in regard to the design of the <br />driving lanes adjacent to the pump island. <br /> <br />GENERAL COMMENTS <br /> <br />e <br /> <br />Staff feels that the sale of gasoline on this site is within <br />keeping with B-2 uses because it will service primarily the <br />existing customers and neighbors and will probably not result <br />in substantial regional sales.
