The site is located on a <br />heavilY trave.led street, County Road "0" and is surrounded by land <br />uses that gen~rate a cbnsiderableamountof t~affic into the area. <br />The traffic from the apartm.ent complex and the adjacent commercial <br />uses wif1 probably be serviced by this-proposed gas.oline sales. <br />Staff does not'feel that the proposed ,use would subst~ntially <br />increase new traffic into th~ area and therefore possibly adversely <br />affect surrounding uses. . <br /> <br />Concerns were vOiced by the Planning Commission about the present <br />traffic congestion on this site. The proposal should not sub- <br />stantially' increase, the existing congestion. <br /> <br />Ramsey County. Department of Public Works has submitted a letter <br />discussing the County Road "0" improv~ment project. Thepropos~d <br />right-of-way acquisition does not di~ectly relate to the proposed <br />installation of 2 gasoline pumps. The right-of-way acquisition ~ilr <br />possibly affect the number of parking spaces 'On the site. In the <br />area where the service island was proposed the applicant could <br />design only 4 to 5 parking spaces. It is staff's opinion that the <br />proposed right-of-way ac~uisition does not adversely or directly <br />affect the proposal for. gaSOline sales. <br /> <br />The plan indicates the area will be paved and concrete curbing will <br />be installed.
