<br />RESOLUTION NO. <br />NEW BRIGHTON PLANNING COMMISSION <br />BOARD OF REVIEW <br /> <br />RESOLUTION MAKING FINDINGS OF fACT AND RECOMMENDING APPROVAL OF <br />SPECIAL USE PERMIT, SP-97. <br /> <br />WHEREAS, an application for a special use permit has,bee <br />made by Belair Builders to install a sales trailer prior to <br />construction on a site located generally t h es 0 u the a st. cor n <br />Si 1 ver LakeRoad and County Road E ,; and - ' <br /> <br />WHEREAS, the procedural history of the application isas <br />follows: <br /> <br />1. That an application for a special use permit was filed <br />with the City on April 2, 1981. <br /> <br />2. That the Board of Reviewhe~rd and reviewed the <br />application at its regular meeting on April 22, 1981. <br /> <br />3. The written comments and analysis of the City Planner <br />and all person1sstatements made at the Board of Review <br />meeting were considered. <br /> <br /> <br />NOW THEREFORE BE IT RESOLVED by the Board of Review that the <br />following Findings of Fact are made in respect to SP-97; <br /> <br />1. That a planned residential development for two (2) <br />condominium buildings on this site is being considered; <br /> <br />2. That two weeks. prior to commencing construction the <br />applicant proposes to install a sales trailer; <br /> <br />3. That thea~~lication will not adversely affect <br />surrounding land uses contingent on certain conditions; <br /> <br />4. That such a request is similar in nature to the "model" <br />home permitted by the zoning code for residential project. <br /> <br />BE IT FURTHER RESOLVED, that the Board of Review hereby <br />recommends approv~l of SP-97 ~ubject to the following conditions: <br /> <br />1. That a sketch be filed with the City Planner denoting <br />thefoll owi ng: <br /> <br />.a. That the location of trailer is setback at least <br />30 feet from any public street; , <br />b. That access to the trailer be provided alnngthe <br />approveo access points on either Windsor G~urt of <br />~Ji ndsor Lane; <br />c. That the driving lane and parking area be of a <br />dustless surface and approved by the City Engineer; <br />d. That there be at least five parking spaces provided <br />adjacent to the trailer but not'-on the ,street side <br />of the tra il er; <br /> <br />2. That the trailer be of a type compatiable with the <br />quality of the project and be well-maintained; <br /> <br />3. That the sales trailer be removed within two (2) years of <br />the approval of SP-97 or after 30 days of the completion <br />of one building which ever comes first; and <br /> <br />4.
