` . . 4
9. The Planting Plan shows little thought or imagination. No shrubs
are indicated adjacent to structures, etc. Suggest a professional
landscape planner be used to create a "bid ready" landscape plan.
Although the ordinance does not specifically require the individual submitting a
Final PRD Plan to include those items required for the preliminary approval, when
items are absent from the preliminary proposal they should definitely be included
in the Final Plan. Referring to the Planning Commission Agenda of July 15, 1969,
it appears that no boundary survey has been provided to date for the property.
Storm water runoff is still not significantly detailed. Utility easements still appear
to be absent .
Under Section 11-320, Application Paragraph E:
1 . A final plat in accordance with regular subdivision proceedures, etc.,
is not included within the final PRD proposal.
2. Placement and type of structures not keyed to provided structural drawings.
3. A photograph of a model has been substituted for an elevation drawing
of the proposed development.
4. Deed restrictions and covenants have been included.
5. As indicated in the foregoing text, substantial improvement of the
landscape plan would be highly desirable.
b. Changes in the plan caused by amendment of the preliminary plan by
the Village appear to have been conformed with as stated.
-3 -
