R-66 <br />Viewcon Inc. <br />page 2 -September 21, 1971 <br />The forecast population for this area which was used to estimate Village water needs <br />(see Black & Veatch Report 1970) was substantially less than half of the probable <br />population for this single development. <br />Development of these tracts would leave approximately 30 acres of property in the <br />area controlled by Viewcon, Inc. according to our estimates® and approximately 20 <br />acres held by other owners. Some of these properties by virtue of their location <br />would be rendered unsuitable for any development other than high density housing <br />or commercial uses. <br />While some adjustment of density in the area may be justified because of development <br />expense due to the physical features of the property, -the proposed density appears <br />excessive. If the developer desires to construct structures which do not fit in <br />categories of lower density by virtue of building height, etc., then a PRD procedure <br />at a lower density appears more appropriate. <br />
