Quadrant of the Intersection of <br />OId Highway 8 and Highway 96 <br />REQUEST: Rezone from R-3A to Residential I-1 Industrial District <br />PLANNING CONSIDERATIONS: <br />The property in -question was the subject of an informal discussion at the regular meeting <br />on September 21, 1971. The developer proposes to rehabilitate the .existing facility <br />and add additional foci I ities to accommodate over the road truck drivers. The proposed <br />commercial use appears to be suited to an I-1 Industrial District. <br />Principal access to and from the site is available with the Highway 96 interchange on <br />Highway I-35W. Accessibility to trucking concerns within the Village will be facili- <br />tated by Old Highway 8. <br />Use of the site as a truckers motel and restaurant facility would be an improvement to <br />the property. However, the site conditions appear to prohibit parking. in the rear area <br />of the proposed development due to the sharp gradient toward Rush Lake and the <br />substantial tree cover. <br />If the requested use is to be accommodated, a varience to allow front yard parking <br />will be required. (See Request VN 80) The proposed rezoning is in conformance with <br />the Land Use Plan presently under consideration for New Brighton. <br />
