DATE: October 19, 1971 <br />CASE NUMBER: VN-80 <br />APPLICANT: Mr. AI Anderson <br />LOCATION: Twin City -Motel Site <br />REQUEST: Varience to allow front yard parking in a proposed I-1 Industrial Area <br />P~.ANNING CONSIDERATIONS: <br />The physical features of the site for the proposed "Truckers Roundup" facility present sub- <br />stantial difficulty with respect to property development. Its the petitioners desire to <br />create p substantially improved facility for use by truckdrivers working. in the general <br />north suburbpn area. on an "over-the-road" basis. <br />To accomplish this the petitioner intends to build new structures and modify existing <br />structures for both overnight quarters and an eating facility. The operption will require <br />a substantial space for large vehicle parking if the venture is to be successful . <br />The rapid drop of the property from the rear of the existing structures to Rush Lake <br />prohibits parking on the rear of the site. Also, rear yard parking would require the <br />removal of many large oak trees which afford screening of the proposed development <br />from proposed residential development west of Rush Lake. .Such tree removal would <br />probably do irreperable damage to a steep slope causing eventual physical deterior- <br />ation of the site itself. <br />Through proper landscape planning and planting the developer could conceivably <br />provide a front yard parking area which would not adversly effect adjacent uses and <br />would render improvement of the site feasible.
