Planning Commission 3 <br />July 20,-1971 <br />Case VN-73, Becker Carpet <br />The property is generally located at the northeast quadrant of the <br />Soo Line Railroad and Old Highway B. The variance request is to permit <br />parking in the front yard in an industrial district and to have such <br />lot set back 20 ft. from the property line. The Commission also <br />considered a landscape plan for the site. <br />The Planner stated that clearly a hardship was present because of the <br />location of the building on the site. He added that while the site was <br />difficult to work with, more imagination could have been used with the <br />parking layout and the landscape plan. The Planner presented a sketch <br />landscape plan which was well received by the commission. <br />The Commission questioned the petitioner as to required parking space <br />needs.. He responded that at least 24 would be required. <br />Motion.by Loscheider to recommend approval of VN-73 permitting parking <br />in the front yard with no more than a 25% variation permitted in parking <br />setback and that landscaping be treated in a similar manner to that <br />presented by Planner, and that the Council take any necessary steps to <br />insure that the landscaping is done in conformance with the plan,. <br />Motion seconded by Formell. <br />Carried 6-0 <br />Case VN-74, Chester D. and Lillian R. Callander <br />The property is a long narrow strip located between Long Lake Road and <br />20th Avenue N.W. The request is to divide the property into two lots, <br />each approximately 1/2 acre and to grant a variance from minimum lot <br />width requirements. Each lot would be 66,15 ft, which exceeds 75% of <br />'width requirements. <br />The Commission discussed the merits of whether platting or a variance <br />would be more appropriate. The owner mentioned that he would like to <br />build in September. Platting could not be completed in time for a <br />September building date. <br />Motion by Mann to recommend approval of the land division and lot width <br />variance with the stipulation that no further variances for setbacks <br />be granted in the future. <br />Motion seconded by Loscheider <br />Carried 6-0 <br />Case Landscape Plan, Walbon Excavating <br />The property is located in the southeast quadrant of 26th Avenue N.W. <br />?T and Rice Creek. Terrace. The proposal was reviewed on June 15 and at <br />that time.the commission recommended denial because of incuffic:ient <br />treatment.
