VN-111 - 3 - <br />3. Location of no parking signs are not shown on the plan. <br />4. Landscaping is not shown except by some sketched-in-,lines and the <br />word "green. Types and sizes of plantings and-ground cover are <br />not shown. <br />The staff, in reviewing the sketch plan,, is concerned about the close- <br />ness to the driveways of the end spaces along the west landscaped area, <br />and has discussed the possibility of,eliminating one space and <br />centering the remaining three between the entrances. <br />PLANNING COMMISSION DISCUSSION (11-20-73): <br />bue to an error in the certificate of survey furnished by Gulf Oil to ' <br />Mr. Ernst the property was thought'-to be 16 ft, wider in the'north and <br />11 ft. wider in the south than was actually the case. <br />The building was constructed based on the plan as approved. When the <br />curbing was being installed it was found that there was insufficient <br />space between'the property ;line and the building to a1low the 15 ft. <br />required setback for the parking area. It was at this point that the <br />error was discovered <br />PLANNING COMMISSION RECOMMENDATION (11-20-73) <br />There is now insufficient space west of the building to allow right <br />angle parking, so 600 angle parking has been used. in order to leave <br />sufficient space for a driving lane. This change has-eliminated'two <br />spaces, putting the total number of spaces at 34. We calculate this to <br />be exactly what is required by the ordinance given the `uses to which <br />the building will be put. If necessary one additional space could be <br />provided, however, cars backing from this space would come too close, <br />to one of the driveways. We would not recommend putting in the extra <br />space.
