PUBLIC SEARING <br />VN-133 <br />October.8, 1974 - 8:15 P.M. <br />Applicant: Kenneth Johnson <br />Location: 701 Emerald Drive <br />Reauest_: Variance from Section 10-010(c) to allow expansion,'of <br />the present attached garage to within 6.9' of the side <br />lot line <br />Ordinance Requirements: Section 10-010(c) "A side street yard on <br />a corner of shall not be less than <br />fifteen (15) feet' in width." <br />Number of Property Owners-Within 200 Feet: 12 <br />Discussions <br />The applicant is requesting a variance from Section 10-010(c) <br />to allow expansion of his single garage to a double garage. The <br />expansion would move the garage wall 10" closer to 7th St. NTd and <br />leave it with a 6.9' setback rather than the 15' required by `Code. <br />-The present garage is approximately 14' wide and with the - <br />10' expansion would be 24' wide. Two feet of this width is taken <br />up by a living room closet, however. <br />The garage, if expanded as proposed, would come within 23.9 <br />feet of the curb on 7th St. NG1. Should 7th St. NW ever be widened <br />to meet the minimum 45' width required by State Aid standards, the <br />garage`would be 17.4' from the curb. Slightly over 10' of the <br />17.4' would be boulevard. <br />Present thinking is that any sidewalk constructed on.7th St.' <br />would-be constructed on the south side because of the more level <br />topography, and therefore would not conflict with this proposed <br />variance. <br />If the road were ever widened to more than 45' and if a <br />sidewalk were constructed on the north side of the road, acquisition <br />of additional right-of-way might be necessary and the sidewalk <br />could then be within a few feet of the garage. In this situation <br />site distance at the intersection would probably be reduced, but <br />this combination of circumstances is unlikely to occur.
