PUBLIC HEARING
` ~ VN-172
June 14, 1977
9:00 PM
Rectuest: VN-172, Council approval of variance to permit expansion
of parking lot
Applicant: Pioneer Mutual Life Insurance Company
Location: Sambo's Restaurant - County Road D & Old Hwy. 8
Attachments•
Application
ZoninG• B-3
Discussion-
The present Sambo's Restaurant was constructed a few years
ago following approval of a building setback variance. The
variance was conditioned on conformance with the site and landscape
submitted with the building permit application.
Sambo's would now like to expand their parking lot to the
north. Such an expansion will necessitate Sambo's acquiring
property to the north presently owned by Mr. Leslie Brost. A
request for a minor subdivision to accomplish the property
transfer has been filed and the Council will be considering such
in the near future. According to the subdivision, Sambo's would
be acquiring a strip 70 feet wide immediately north of the present
parking lot. The subdivision will join this strip with the
present Sambo's property.
As the variance was approved subject to conformance with
the site plan submitted and since the conditions of the variance
would be changed by theparking lot expansion, this variance request
is necessary to re-open the public hearing.
The proposed expanded area has 32 spaces, has concrete
curbing, asphalt surfacing and the perimeter would be landscaped
to match the existing, Sambo's property. At present, there are 42
parking spaces available which is well below the number of spaces
required under current codes. At the time Sambo's was constructed
the parking requirement was 1 space for every 3 seats. Current
requirements are L space for every 2 seats. The proposed 32 spaces
would leave a total of 74 on the property which is the number
that would be required under current codes. Thus, as existing
Type IV Non-Conformity would be eliminated.
