VACATION OF EXISTING TEN-FOOT WIDE DRAINAGE EASEMENT ON PRO- <br />POSED LOT 3 TO AVOID THE PROPOSED WESTERLY TOWNHOUSE BUILDING. <br /> <br />5 Ayes - 0 Nayes, Motion Carried <br /> <br />Mattila reviewed plan and staff report for a request for a setback <br />variance and non-conforming use permit to construct seven parking <br />stalls 11 feet from the Eighth Avenue right-of-way. Mattila stat- <br />ed, although staff is sympathetic to the needs of the applicant <br />and has been working with the applicant on various options, staff <br />is recommending denial of the variance due to lack of undue hard- <br />ship. Mattila continued that, with the additional stalls, the <br />applicant would be expanding the non-conforming use rather than <br />reducing it or eliminating it. <br /> <br />Robert Kallestad, owner of the Print Craft Building on Eighth Ave- <br />nue, distributed to council and reviewed contents of letters from <br />tenants. Kallestad calculated, using very conservative figures, <br />his building needs a total of 56 parking spaces; and reviewed pro- <br />posed parking plan with landscaping. <br /> <br />Mattila indicated his calculations indicate a total of 80 stalls <br />would be required for the building. <br /> <br />Page 4 <br /> <br />VN-259/NC-8l <br />Ka llestad <br />Report 87-267 <br />
