PUBLIC HEARING <br />VN-138 <br />February 11, 1975 - 8:05 P.M. <br />Request: Variance from Sections 10-120(8) and 12-030-(c) to allow <br />reinforced concrete driveway and.truck maneuvering.areas <br />to be left in place. \ <br />Applicant: Lange Brothers Realty <br />Location: 1451 lst AvenVe NW <br />Discussion. <br />On November 14, 1972 the City Council authorized issuance of a <br />building permit to Lange Brothers for a warehouse building at <br />the above location. This permit was based on a site plan which has <br />been sent to the Council members. <br />When the property was developed, therewere a number of changes <br />from the original site plan. Among those changes, was the removal of <br />the driveway in front of the building. When this.change was made,, <br />certain concrete areas were left in front of the building on each <br />s de.of the two existing driveways. These areas have been, and are, <br />being, used for parking, and obviously serve this function well, <br />whether they were intended for this purposeor not. Under the terms" <br />of, the Zoning Code, these are front yard parking areas and are <br />violations of'Section 10-120 (g) and 12-030 (c) <br />The applicant was notified that he had to remove the parking <br />areas. When he failed to do so he was prosecuted in Municipal <br />Court. The Court convicted the applicant and gave him until <br />August 1, 1975 to-either complete the plan as originally approved <br />or to conform to any amendments to*it that the City Council might <br />approve <br />The applicant is requesting a variance to allow the front yard <br />parking areas to remain in place. <br />If the request is granted, parking will obviously continue <br />in the front yard. We are, in fact, concerned that even if the <br />parking areas themselves are removed that people will continue <br />to park in the driveways. At a minimum, the applicant should be,, <br />required to post no parking signs around the driveways and other <br />concrete areas in the front yard and paint yellow all the curbing <br />in`that area.
