VN-140 -4- ~ July 22, 1975 <br />near the building in order to break up the expanse of the wall. <br />He further noted that the buffer strip could be increased to <br />30 feet in width but that this would be the maximum that could be <br />provided and still-make the remainder of the site usable for the <br />requested use. <br />Mr. Alton Dahlke,-the-applicant, also stated that the. driveway <br />on the west side of the property;•could be blacktopped:as suggested <br />by the Building and Planning Coordinator. <br />,: <br />T.n reply to a question by Bohling,_Mr. Dahlke stated that they <br />are working on the possibility of purchasing the half lot from <br />the. City-and that it seems that this could be worked. out. <br />Bohling asked how the applicant would propose to. prevent the <br />fence from being knocked down by-the trailers. Mr. Dahlke stated <br />that it isn't possible to prevent this and that the only solution <br />is to keep up the maintenance of the fence. He stated that he-would <br />agree to a condition requiring the fence to be properly maintained.'. <br />In reply to a question by Chairman Parham, Mr. Jacobson and. <br />r. Dahlke indicated that the Colorado Blue Spruce,Black Hills Spruce. <br />and Austrian Pine would be increased in size to fou eet and that <br />the buffer strip-would be increased to a 3Q` width. <br />Mr. Donald Leier, 519 3rd Ave. NW',-asked how it-would be <br />quaranteed that the property would be maintained. He noted that <br />the City was being asked to give away part of the buffer zone <br />protection in return for a question mark as to the maintenance. <br />The Building and Planning Coordinator stated that under City, <br />ordinances, we can require the property. to be developed according <br />to the plans submitted but that once they are submitted, the only <br />way that maintenance can be guaranteed is by means of either <br />conditions on the original permission that require re-review at <br />stated periods of time or by means of conditions on licenses that <br />might be required. Ile noted that the City Council was considering <br />the possibility of licensing for truck operations. <br />Mr. Dahlke explained that he is being required to obtain a <br />license for the sale of new and used motor vehicles and that <br />conditions can be attached to this license.. <br />
