The. <br />property to the south and east is also .I-1. Across-5th Ave. to \~ <br />the west. the property is I-2°,-Heavy Industrial. To the northth~ <br />area is zoned R-1 and R-2. <br />The applicant is requesting a special use permit to use the <br />property in. question for the conduct of his businessbecause his <br />b~zsiness is '''hot among the listed uses of property for an I-1 <br />district. Uses which are not specifically listed can only be <br />permitted by means of a special use permit. <br />.The proposed use is similar to others in a light industrial <br />district which involves the presence and traffic of many Large <br />trucks and trailers. In .this regard, similar .uses permitted <br />in the I-i district are truck yard, truck terminal, warehouse, <br />packing and crating establishments. The traffic generated 'by the <br />use should not be a problem because this site is located on.twa <br />major streets which are .already established truck routes. The <br />use., therefore, seems to be one which is generally compatible .with , _ <br />I-1 .zoning. <br />In this particular location, while the_.use may be, generally <br />compatible with the zoning,-the character of the site development <br />is of great importance. It is necessary to provide-adequate <br />buffering, primarily visual, between this use and the residentia l <br />area to the north in order to prevent any detrimental affect on <br />this older, but still sound neighborhood. <br />The second aspect of~the site that .makes the character of its <br />development important is its location on one of the major entrance <br />routes-into the "downtown"'.area.
