x <br />-2- July 22; 1975 <br />SP-61 <br />could be greatly hampered by an unattractive or otherwise.detrimental <br />use at.a major entrance. _ <br />The site development plan is discussed in conjunction with the , <br />variance and building permit requests. <br />Planning Commission Consideration 6-17-75: <br />The Building and Planning Coordinator summarized his comments <br />regarding the proposed special use permit,-variance and landscape <br />and plot plan. <br />Mr. Bill Jacobson, architect, Alton Dahlke, owner, and James <br />Bettenberg, attorney, were present to represent the applicant and <br />answer questions. <br />/Mr. Jacobson explained the plot plan. He noted in response to <br />a`concern expressed by the Building and Planning Coordinator that <br />the lilac screen wou]:d be two feet high, bare root stock, but that.- <br />-this type of plant grows fast. He further noted that a,larger size <br />would have exorbitant-cost. <br />Mr. Bettenber.g added his comments and stated that he believes the <br />setback required by our ordinance is .measured from the street rather <br />than from the property line. <br />The Building.and.Planning Coordinator and members of the <br />Planning Commission corrected this interpretation. <br />Mr. Bettenberg then stated that perhaps the applicant would-have <br />to modify his variance request. He also stated that the applicant <br />.would be willing to consider reasonable alternatives to the screening <br />proposed and expressed a willingness to dedicate a sewer easement for- <br />an existing storm sewer on the property that does not have an <br />easement. Lastly, Nir. Bettenberg stated that Mr. Dahlke had <br />contacted three property owners to the north and that they had <br />voiced no objection to the proposal.. <br />Bohling asked why the driveway was being located on the west <br />side of the property.. <br />Mr. Jacobson exp7.ained that this driveway was for the purpose of <br />picking up and dropping of parts and and would be used for this <br />purpose 5 - 6 times per day. <br />
