The lots on this side of the <br />street have a very steep grade-sloping down to a ponding area. <br />in the .rear. The houses. on each side of the property for which <br />the variance is requested also received front yard setback <br />variances from the Council. With the requested setback, the <br />house in question would be generally in line with its neighbors. <br />The house will sit at an elevation such that its first <br />floor will be one foot above the street elevation. The house <br />will still be at an elevation, however, inhere a sump pump will <br />be required for the lowest level. <br />Drainage from this site will be confined primarily within <br />the lot lines. This. lot.-takes a small. amount of drainage from <br />the lot to the west anc? drains very slightly over the lot to <br />the east. <br />.The major issue with development on the lot is maintenance . <br />of the site and prevention of erosion. This has not been a <br />problem on the adjacent lots and hopefully, will not be a <br />problem here.- About all. that can be done in this regard is to , <br />minimize the extent of the area disturbed, minimize the time <br />for which it is disturbed and quickly replant a ground cover. <br />Establishing a bench terrace might also be helpful. <br />Planning Commission Consideration - June 17, 1975s <br />The Chairman read the background discussion. <br />Mr. Chervany was present to answer questions.
