_ ~ ~~o-b~
~~
~3~~
Public Flearing
,~ Variance, Vr1-144
August 12, 1975
:~ectuests VN-144, variance to allow addition of third stall to existing
attached garage such expansion to have 7'6"'street side
yard setback from property line on corner-lot '
Applicant: Alphonse SchliChting
Location: 2344 Thorndale Ave.
Discussion:.
.The app scant wishes to expand .his garage tcn order to have
.additional storage space for yard tools boats, snow mobiles and
trailer, much of-which is now being stored outside in-the :rear. yard..
The applicant, while bemng ona corner lot,,has a side street t~zat
is very lightly travelled-.and. which meets Thorndale at approximately
120° angle. With'the arrangement of other houses in the area~on this
angled street, there is not the .straight. line; down the street that
is found on most residential streets and, there-fore, continuity of
setback would not'be broken by the extension of the garage in this
case« The house. to the west has a considerably greater setback from
Valley View Lane than the house in question and, in fact, is oriented ,
toward a cul-de-sac. at the. end of Valley View rather .than o themain
part of the street. itself. The house to the east, while setting
.farther back. from Valley: View as well, has a six foot..chain link
fence extending out into its side yard approximately in align with
the location of the proposed garage extension. The-north side of
Va11ey,View Lane is undeveloped as the railroad track runs along it
in this area.
In terms of effect on sight distance, the construction. of the
garage would have only minimal effect as it would have.a greater
setback from Valley View Lane than an existing redwood fence on
the property. In addition, there are two trees on the corner of
the lot which are very effectively screening sight distance at
the intersection now. The location of these trees on the. corner,
in fact,. poses something of a hazard which is only mitigated by the..
very low traffic volume on the streets abutting the lot.-
Planning Commission Consideration (July-15. 1975):
The Building and Planning Coordinator summarized the background
discussion and showed photos of the property in question.
Planning Commission`Recommendation (July 15, ].975?:
