The applicant would then like to add-additional <br />rooms to„the house .above this new garage area. <br />Section 10-010 (g) of-the Zoning Code says tYiat the floor area <br />ratio within-the R-1 District shah. not. exceed .3, Mr. Henke <br />has a 5500 square foot. lot. This means that he could have. buildings <br />on the property having a total combined .floor area. of no more. than <br />1,650 square feet. The house, presently has a f loor area of 1119 <br />square feet and the addition would have-732. additional square feet <br />fora total. of 1851 square feet. This is 201 square feet over <br />what the floor area ratio limit Lvould allow. In calculating. this <br />figure, we do not include the basement .nor the garage area that <br />is proposed.. Because-.the garage is not countedo l~sr. Henke could <br />construct the garage without need of a variance the question is <br />simply-whether he can construct-rooms on top of that garage area. <br />-.The proposed addition will have "adequate setbacks on all sides. <br />The applicant's lot slopes from the house to the alley such <br />that-the garage, if constructed, would be more than half in the. <br />ground. The roams-above the garage, however, would sit at the same <br />level as the existing ground floor of the house. <br />We have attempted to research the floor-area ratio of other <br />properties along 11th Avenue, .near the applicant's property., <br />Without entering onto the .property. of these residents, the only <br />.way to obtain the data was by,estimates measured .off of aerial <br />photograph. This is an extremely inaccurate procedure and <br />errors of as much as 20% in some dimensions that were originally <br />estimated were verified by `subsequent reference to building permits> <br />If we had building permits for houses in the".area, we wouldhave <br />
