Two parking. spaces in front yard <br />Apcalicant: Kausel Foundry <br />Location:'350 1st St. SinT <br />_.._..~ <br />Discussione <br />These variances-.are .thee same variances that had-been approved <br />by the Planning Commission and Council last year with the, exception <br />of thee.varfiance,regarding,front yard parking. The applicant was <br />unsuccessful in arranging financing at -that time and -did not request <br />extension of the. time period for the variance before it had expired, <br />.therefore, reapproval of-the variance is necessary. <br />. The height variance is necessitated because the. environmental <br />control equipment is to be enclosed rather than exposed on the roof. <br />This has the advantage of easier maintenance and lesser wear for <br />the applicant, For the community it has the value of screening this <br />equipment from sight.Were the equipment not enclosed, it would not <br />count as part of the height so the applicant would not be violating <br />the ordinance. <br />The setback variance is necessitated because of'the distance <br />in curvature:requirements for running a spur line- into the building. <br />The residential area across the tracks to the north is approximate y <br />150 feet from the rear of this building and we would expect it to <br />cause. no problems to those residences. <br />The expansion of the loading dock. is necessitated by the <br />pattern of materials handling in the plant. <br />
