Both businesses have frontage on <br />both 10th Street and 5th Ave. NW. The .property has 77 feet. of <br />frontage along 10th Street and 121 feet of frontage. on-.5th Ave., <br />allowing a total signing area under the existing .ordinance of <br />412:,square feet. By our ,computation, existing signing exceeds <br />that permitted by the existing ordinance and, therefore, is <br />itself-non-conforming. The additional sign requested. would, <br />therefore, not be permissible. The existing ground sign <br />on the property is also•non-conforming in that it-does not have. <br />the required 30-foot setback from the street. <br />Regarding the conformance of the existing signs and the <br />..proposed sign with the proposed ordinance, it can be summarized <br />by saying that-there-are numerous deviations.
