4 -
VN-1t~0 -2- .
Disr.~s~;a.cns
The prop~x~ty in question. is~a building-of multiple occupancy
havizZc~ individual entrances. Eddi.e's Gorncs.Bar and New Brighton:
k'urniture axe `the..two. tenants in the building. Both businesses
have frontage on'both 10th St. and 5th. Ave. NW.,.The basic
regulations governing this type of building are contained in
Sect~,en h•-200 (c) (1) . Basically, these regulatiUns provide that
each uusiness may have a single wall-sign to identify it and than
there. may be a ground sign to identify •the building or the center
as a who e. Individual wall signs then would be limited to 5 items
of information. Other general regulations in the ordinance covering
the percentage of signable area that may be covered and the size.
and height o~ the ground-signs would-also contin3ae t.o govern-i:n
this case.
The;appl?:cant has already illegally erected a wall sign on
the 5th Ave. side of his business. The variance .request is to
allow this existing illegal sign to refrain and ~;e legally
' establishe,. ar.~.d -also to erect a new sign on the loth St. side in
the area where there is currently a painted sign saying "Furniture"
axial lastly, to repaint the existing grouzld sign ayong side the
building on the 5th Ave. side in accordance with the drawing that '
.the apiicant has submitted. Z~he.varance is rewired for-two
basic reasons
to There area large number of non-conf~rrlities in the
. e~istirig signing on the property and we cannct issues a permit for
a new sign unless either a variance is granted or all of the
' existing sig;ling is made to conform to the ordinance.
2. The wall sign on 5th Ave. NfnT and the ground sign do not
themselves .conform to the Zoning Code requirements.
The wa~.l sign on 5th Ave. NW has an area of approximately 70 square
feet and is placed in a signable area. where the maximum size
allowed would be 41 feet.. In addition, the ground sign with an
8 foot setback is 2 feet less than the minimum setback allowed
- by Code. The sign itself exceeds in area the maximum siEe ,
pe~tnitted and the sign itself generally is not allowed because
it do~sxi't identify strictly the building. St is an identification
-sign for. one of the businesses located in the. building.
