Eddies-Corner Bar and New Brighton <br />Furniture-are the two tenants in-the. building. Both businesses <br />have. frontage on both lOth.Sto and 5th Ave. NW, The basic <br />regulations. governing this.type of building are contained in <br />Section 1a-200 (c)(l)a Basically, hese regulations provide .that <br />each bus-mess may have a single wall sign to identify it and that <br />there may'be:a_ground sign to identify the building.. or the center.. <br />a a whole. Individualwall signs then would be limited to 5 items <br />of information. Other general regulations in the ordinance covering <br />the percentage of signable area that may be covered and the size <br />and height ofthe ground signs would also continue to govern in <br />this case. <br />Tie applicant has already illegally erecteda wall sign on <br />the 5th Ave. side of his business. The variance request is to _ <br />allow this existing illegal sign to remain-and be legally <br />established and also to erect a new sign on the 10th St. side in <br />the area where there is currently a painted sign saying "Furniture" <br />and la tly, to repaint the existing ground-sign along-side the <br />wilding on the 5th Ave. side in accordance with the drawing that <br />he applicant has submitted. The variance is required for two <br />bas. is reasons <br />1. There area large number of non-conformities in the <br />existing signing on the property and we cannot issue apermit-for <br />a new sign unless either a variance is granted or all of the <br />existing signing is made to conform to the ordinance.. <br />2. The wall sign on 5th Ave. NVJ and the ground sign do not: <br />themselves conform to the Zoning Code requirements. <br />-The wall sign on 5th Ave. NW has an area of approximately 70 square <br />feet and is placed in a signable area where the maximum size <br />allowed would be 41 feet. In addition, the ground sign with. an <br />$ foot setback is 2. feet less than the minimum setback allowed <br />by Code. The sign itself exceeds in area the maximum .size <br />permitted and the sign itself generally is not allowed because. <br />it -doesn't identify strictly the building. It is an identification <br />sign for one of the businesses located in the building. <br />
