St. NW <br />Applicant: E-Z Mini Storage <br />Location: ?51 '5th St, Nt~T <br />Summary;, <br />In September, 1975, E-Z Mini storage was granted a variance, <br />with conditions, to erect a directory sign near their 5th-ct. <br />entrance. One of the conditions of that variance approval was. <br />that the existing ground sign along I-35W be made to conform <br />to sign ordfinance requirements. Pt the time of approval the <br />applicant c~id not realize that conformance would involve removing <br />the lower, panel of the sign containing the business telephone <br />number...Upon being informed of the Councils intent, the applicant.,:,, <br />indicated that it would be an extreme hardship to exercise the. <br />variance under that condition because of the need to identify <br />.the business telephone numbero Consequently, the applicant d.ic~ <br />not exercise the variance within 180 days and as such that variance <br />is-now void. The applicant is now seeking council approval to <br />erect a directory sign along 5th St. Nh1, while maintaining as is <br />the existing sign along I-35V+T. The applicant has indicated that <br />hardships exist for both tenants and customers because the <br />sire and location to the property make the offices difficult to <br />identify and difficult to locate. <br />Code Requirements: <br />Section 14-220 indicate that the. necessary elements in relation <br />to sign variances are: <br />1. Practical difficulties <br />?... Unnecessary hardships <br />3. Results inconsistent with the general-purpose of Chapter XIV. <br />In addition, it is stated that: <br />1. Special circumstances involving size, shape and topography,. <br />or location must be .attached to the property. <br />2. The grant of -the.:varinnce shall not constitute special <br />privilege. <br />
