..- <br />Request: VN-1.56, Variance to permit erection of new directing <br />sign on 5th St. NF^~' <br />• Applicant: E-7 Mini ~°tarage <br />Location: 251 5th St ~ i~~°1 <br />S~~mmary: <br />In September, 1375, E-~ Mini ctcr~ge was granted a variance,. <br />with conditions, to erect a directing sign near their 5th Sta <br />entrance, One of the conditions of that variance approval was <br />that the existing ground sign along x-35~r~ bq made ,to conform to <br />sign ordinance requirements. At the time of approval the applicant <br />did not realize that conformance would involve removing the lower <br />panel of the sign containing the business telephone number. <br />Upon being informed of the Councils intent, the applic ant indicated <br />that it would be an extreme hardship to exercise the variance under <br />that condition because of the need to identify the business <br />telephone numbero Consequently, the applicant did not exercise <br />the variance within 180 days and as such that variance is now <br />void The applicant is now seeking council approval to erect <br />a di?~ectory sign along 5th .St. Nt^T,whi~:e maintaining as is the <br />existing sign along I-35j°'~ The applicant has indicated that <br />hardships exist for both tenants and custmers because the size <br />• and location to the property ma'~e the offices difficult to <br />identify and difficult to locai:eo <br />Discussion: <br />The property in question is considered a building of <br />multiple occupancy having individual entrances and for purposes of <br />signing is governed by Section 14--20C paragraph (c:} of the `?oning <br />Code. The above mentioned section indicates that each occupant <br />may display one individual wall sign while the buildings may be <br />identified by a single ground sign only, displaying the name of <br />the.. building onlyo The applicant is requesting a variance because <br />in this case he tai.shes to have two ground sigr_s, one of which <br />is directozy sign. The applicant has an existing ground sign <br />along I-:i5t~J and east of the E-Z Mini buildings (see attached <br />drawing of sign). This existing sign is non-conforming because <br />it exceeds in size the allowable limits in the sign orc~i_nance~ <br />In addition,there may be a question whether this exisiting sign <br />identifies the building(s) only or an individual business , <br />i°e., E-~ Mini Storage <br />• <br />
